William “Bill” Fischer is a Licensed California Real Estate Broker (#00865007) since 1985, and is experienced in residential income property management for over 25 years . Previous income property lending positions held include; Senior Lending Officer and Member of Officer’s Loan Committee for First Bank of Beverly Hills, Vice President for First Federal Bank, Regional Vice President for Imperial Capital Bank, and Vice President for Column Financial (Donaldson, Lufkin & Jenrette).
Property Management by Lighthouse Realty Capital
LRC is Committed to excellence and professionalism in managing your income property. Our Flat Fee services are available for property management of single family rentals, condo rentals, townhome rentals, and apartment rentals (up to 15 units). Competitive management fees as a percent of effective gross income are available for small commercial property management. LRC handles income property management for properties located in Orange County, California.
Property management services by LRC include advertising of your rental property in numerous publications such as The Orange County Register-Online, CraigsList.com, The Los Angeles Times-Online, RentalHomesPlus.com, Apartments.com, Zillow.com, GoogleBase, HotPads.com, RentBits.com, Places4Rent.com, LoopNet.com (commercial), along with other local and online rental publications.
The cost of advertising your unit for rent is included in our Flat Fee for leasing. Our Leasing Fee is $495 for residential rentals. Many of our competitors charge leasing fees of 35% to 75% of the first month’s rent. We do not. Many of our competitors charge a leasing fee on lease renewals. LRC will not.

Apartments (5 to 15 Units)………………………………………….$60/Unit/Month
Small Commercial………………………………………………………….4% to 5% of EGI
*Residential property management fee of $100/month limited to properties with rental amounts up to $2,500/month. Please call for property management quotes for residential properties with rental amounts above $2,500/month, which will be approximately 5.0% of monthly rental income.
Active military owners will receive a 15% reduction in both the monthly property management fee and the leasing fee.

LRC handles the financing of stabilized income properties as well as income properties in transition (bridge/interim loans)

Sales Brokerage Services by Lighthouse Realty Capital
LRC offers sales brokerage services for our finance and property management clients. We can handle the listing of your income property for sale or exchange. If you’re an investor looking to add to your income property portfolio, or you are looking for your first income property to purchase, we can assist you in locating your targeted investment and represent you on the buyer’s brokerage side. We can help our clients in determining the desired location, estimate any needed repairs and improvements, calculate a cash-on-cash return, and manage your investment after the purchase. Shopping for your next income property investment is exciting, and LRC would like to be a part of that experience. LRC sales brokerage fees for listings are structured to be well below the typical brokerage fee in the market, and of course buyers do not pay brokerage fees for purchasing investment properties.
